Check EMI affordability before you apply
Start with the EMI number, then test whether it still feels comfortable after rent, household costs, insurance, school fees, investments and existing EMIs. A lower EMI can look attractive, but it should not leave your monthly budget too tight.
- Compare EMI against monthly take-home income, not gross salary.
- Keep room for repairs, furnishing, property tax and emergency savings.
- Stress-test the loan by increasing the rate by 0.50% to 1.00%.
Compare interest rate, tenure and total interest together
The lowest EMI is not always the cheapest loan. A longer tenure reduces monthly pressure but can increase total interest sharply. Use the calculator to compare a comfortable EMI with the total repayment you are willing to accept.
- Shorter tenure usually means higher EMI and lower total interest.
- Longer tenure usually means lower EMI and higher total interest.
- Compare nearby rates because the final rate depends on credit score, income, property and lender policy.
Know the true cost beyond EMI
Before applying, ask for a full charge sheet. Processing fee is only one part of the cost. Legal verification, valuation, technical inspection, document handling, insurance and GST on service charges can change the actual upfront expense.
- Ask whether processing fee is fixed, percentage based or campaign-discounted.
- Check legal, valuation, franking, documentation and account charges.
- Confirm whether insurance is optional, bundled or financed into the loan.
Prepare eligibility and documents early
A clean file improves speed. Keep income proof, bank statements, KYC, property documents, down payment proof and existing loan details ready. Also check your credit report before submitting applications to multiple lenders.

- Verify builder, property title and approved project status before paying large advances.
Plan prepayment and balance transfer decisions
Prepayments can reduce interest, especially in the early years. A balance transfer can help if another lender offers a meaningfully lower rate, but switching costs must be compared with the interest saved.

Understand floating rate, fixed rate and pre-EMI risk
Floating-rate EMIs or tenures can change when benchmark rates move. Under-construction properties may involve pre-EMI, where you pay interest before full disbursement. Know how rate resets and disbursement schedules affect cash flow.
- Ask whether rate changes alter EMI, tenure or both.
- Check reset frequency and benchmark spread in the sanction letter.
- For under-construction homes, estimate pre-EMI until possession.
Avoid missed EMI and penal charges
A missed EMI can trigger late payment charges, penal interest and credit score damage. Keep the debit account funded before the due date and maintain a repayment buffer for income delays.

Check tax and GST basics
GST is generally not charged on the EMI itself, but it can apply to loan-related services and fees. Home loan principal and interest may qualify for tax benefits depending on usage, ownership and current tax rules.
